Ciudad Maderas: Mérida’s Coastal Masterpiece in the Making

Over the last few years, I’ve noticed development along the Yucatán coast has accelerated. As Mérida itself experiences growth, new housing projects are expanding outward into surrounding areas. Places that were once largely undeveloped are now taking shape as new communities. While some question whether this follows the tourism-heavy model seen in neighboring states like Quintana Roo, others see a different trajectory emerging; one focused more on residential living for those seeking a quieter lifestyle with access to modern amenities.

One of those projects is Ciudad Maderas, a master-planned residential development outside of MéridaBeing the curious adventurer that I am, I had to check it out. Visiting the site was impressive, but by the end of the trip what stayed with me most was how accessible the purchasing process is, even for noncitizen buyers in México.

What This Project Actually Is

After visiting the development site, it was apparent that this wasn’t just another gated community. This is a full-on residential development. Kind of like a mini city with multiple privadas, each having its own family clubhouse in the middle, its own medical center, and sports complex.

It seems ideal for someone who likes the peace and tranquility of Yucatán nature, but with a modern and luxurious feel. You are not right on the ocean, but close enough to feel the cooler breeze. I really felt like I was out in the middle of the forest with iguanas and tropical birds scurrying around, yet it’s situated about a 30–40 minute drive to any city-like amenity you would ever need in Mérida.

Being such a massive project allows for some interesting purchasing options as well. They offer long-term financing for foreigners, which is practically unheard of in México. There’s also flexibility when it comes to building – if you want to purchase just the land now, and build later, that option is available. 

 

The Company Behind The Project

Ciudad Maderas isn’t a small local builder relying on hope. It’s a national developer that focuses on creating large, master-planned residential communities across several Mexican states. They have 30 active development sites, including established projects in Querétaro.

Querétaro, another city in Mexico experiencing significant growth, offers a glimpse into the potential future of Ciudad Maderas’ Chuburná development near Mérida, as the Querétaro megacomplex is already functioning as a fully realized community of this scale.

 

This track record is exactly what makes me comfortable sharing this opportunity in the first place. In my experience seeing many new projects succeed (and not), perhaps the most important factor when building is ensuring you’re working with a knowledgeable development company with a proven track record.

Why This Location?

The location is another reason I’m highlighting this place. I’ve made several videos about Isla Columpios (the “Island of Swings”), Los Dunes Beach, and other stops along this stretch of coastline because this entire area has become one of my favorite places to visit. The development sits just minutes from those spots, which to me are some of the most spectacular beaches and outdoor playgrounds along the Yucatán coast.

The small beach town of Chuburná, about 7 minutes away, is like nothing you’ll find in Cancún. Restaurants serve fresh, daily-caught fish, and vendors sell coconut cream pie on the side of the road in droves. It really checks all of the “chill Mexican beach town” boxes. It’s the perfect place to forget about the outside world. It’s also safe and friendly, but that has basically been my experience everywhere I’ve been in Yucatán.

On the other side, is Mérida. It has all of the big-city conveniences you might need: shopping malls, state-of-the-art hospitals, museums, theaters, and a vibrant arts and gastronomy scene.

The property might not be for someone who wants to be part of the hustle and bustle of a city, or for someone who wants to look out their window and see the ocean; but if you value living in luxury while also enjoying tranquility, clean air, and being surrounded by nature, it could be a place well worth considering.

The location, while no doubt remote, is also strategic. Areas along the coast of the state of Yucatán, like Sisal and Telchac Puerto, have experienced major development recently. Chuburná? Not so much. It’s still within the broader area experiencing growth, but Chuburná itself has been mostly left alone. And as someone who spends a lot of time at the beach, I can say Chuburná is one of the better places to be. It feels like this area is still in an earlier phase compared to places like Sisal and Telchac Puerto, where property prices have already climbed significantly.

So How Much Would This Cost?

Pricing depends on when you enter and what you’re buying. Lots in earlier phases typically start in the lower million-peso range (roughly $37,000–$90,000 USD, depending on size and timing), while adding a completed two-bedroom home can bring the total investment closer to the $150,000–$300,000 USD range, based on finishes and model selection.

Buyers can choose to purchase land only and build later, or secure both the lot and construction as part of a longer-term plan. Earlier phases generally offer lower pricing, with values adjusting as infrastructure and amenities are delivered.

What about payments? What makes this particularly interesting for foreign buyers is the availability of structured financing. In some cases, payment plans can extend up to 20 years, which I’ve found to be incredibly uncommon here. 

Who Is This For?

From what I’ve seen, this kind of community tends to resonate with people who value a quieter pace of life while still wanting access to the conveniences of a city like Mérida. It’s well suited for those who like being close to the coast without necessarily needing to live directly on the beach, and who appreciate thoughtful planning, infrastructure, and comfortable amenities over dense tourism zones.

If you’re someone drawn to ease, room to breathe, and the balance of nature and city life, it offers something that feels intentional and well-positioned. If you’re looking for nightlife and the hustle and bustle of Centro, it may not be the best fit.

I can genuinely see this working as a primary residence, a seasonal home, or even a long-term investment. The mix of location, timing, and the developer’s track record made it something I felt was worth exploring, and worth sharing with you.
